Can an Indian resident legally buy property abroad? +

Yes. Under the Reserve Bank of India’s Liberalised Remittance Scheme (LRS), an Indian resident individual can remit up to USD 250,000 per financial year per person to acquire immovable properties abroad. Families can pool limits to acquire larger assets.

What is the minimum entry point for European Residency? +

Greece Golden Visa requires a property investment starting from €250,000 depending on location (upcoming changes may adjust this threshold). Cyprus Permanent Residency requires an investment starting from €300,000 in new build residential real estate. Both pathways grant residency to the main applicant, spouse, children and parents.

Do I need to travel to complete the purchase? +

No. Most transactions can be executed completely remotely through Power of Attorney (POA) handled at regional consulates or via secure digital signature frameworks. Property management, lease registration and account setup are fully managed on your behalf.

How are international rental yields taxed in India? +

If you are a resident tax filer in India, global incomes must be declared. However, India holds Double Taxation Avoidance Agreements (DTAA) with Greece, Cyprus, Georgia, Thailand and the UK. Taxes paid locally in the property's jurisdiction can be claimed as a credit against your Indian tax liability.

What happens to my EU residency if I sell the property? +

EU Golden Visas and residency-by-investment programs are directly linked to maintaining the property asset. If you sell the property before obtaining citizenship or permanent citizenship status, the residency permit will not be renewed.
